Taking control of your financial future can seem like a daunting process, one that is so easy to put off by saying “I will deal with this later”, or “I’m just unsure of what to do, it is all too hard”.

It would be untrue if we were to go on and say that there are no hurdles or road blocks between you and investing in a better financial future for your family. There are quite a few processes that need to be followed, actions that need to be checked off and decisions to be made.

The First and Biggest Hurdle is Believing You Can Do it

Everyone is aware of the “Joneses”, those other people who seem to just have everything. We know that only 8% of Australians own an investment property. The question then becomes, why are these people confident enough to be investing whilst an overall majority of Australians are not taking the proactive step into providing a better financial future for themselves?

You may be surprised to find out that it has very little to do with employment, income or existing financial position.

It has a lot more to do with frame of mind and believing that you can do it!

We are bombarded with information every day, and given so many choices. Often when it comes to the opportunity to invest in something serious such as a piece of real estate, we feel horribly unprepared or under qualified.

We mistakenly think that it must only be a life option for other people, people who are already set up. This however begs the question of the chicken and the egg. At some point every one of these investors decided ‘enough is enough, I am going to take the plunge and make an investment’

Knowing Where, When and How to Get Started Investing

Make no mistake, there is a lot of research that needs to go into starting an investment property portfolio.

There is a stark difference between strategically calculating a great investment opportunity, and simply gambling with the hopes of something going up.

Think about the research that needs to be done in the same way as you would think about the level of research that needs to be done for your health, or in a pending legal case. There is no way you would try and tell yourself that you need to be the expert in these fields, and no way that you would try and be the one who has to research every factor in the final decision processes.

The difference is, when it comes to your health, you know that something has to be done and you go to see a doctor. When it comes to a legal case you know that something has to be done so you go and see a lawyer.

When it comes to investing in property, you know it is an option and not a necessity, so you tell yourself that you will invest in your future once you know enough, and can be the expert. It doesn’t seem so pressing, so you don’t seek out the professional support that is needed. This either translates into a bad investment decision, or simply no investment decision at all!

Organising Your Finances and Investment Loans

You don’t approach investment lending in the same way that you approached buying your own home. All of the calculations are considerably different and they all take into account different factors to your standard home loan.

Perhaps one of the most stark differences is the fact that you can use your pre existing equity to start your investment portfolio, without having to front the cash directly or upfront for the deposit!

If the last time you spoke with a mortgage broker was when you bought the home that you live in now, then it is well worth having a conversation with a mortgage broker again, even if not to get an investment loan, but to also make sure that you are currently receiving the best possible loan for your existing circumstances.
